Repeated descriptions are review flags, not proof of duplicate homes. The article explains the text-matching method.
Rental periods in achrafieh: Monthly: 418; Annual: 408. Compare the same period before comparing asking amounts.
Baitiq examined public apartment listings in three selected area searches on October 22, 2026. This is a snapshot of our catalog, not a survey of the Lebanese housing market. It measures listing records and field completeness, not completed transactions, unique homes or independently verified availability.
Achrafieh rentals: 826 listing records matched the search. All had a positive advertised price and USD currency label. Of these, 418 were labelled Monthly and 408 Annual. Three did not have a positive floor-area value. A monthly amount and an annual amount should not be compared directly; confirm the period, payment schedule and included services with the advertiser.
Baabda apartment sales: 800 listing records matched the search. All had positive advertised prices labelled USD; two lacked a positive floor-area value. Hazmieh apartment sales: 221 records matched, all with positive advertised prices labelled USD; one lacked a positive floor-area value. These area groups may overlap, so their counts must not be added to claim a number of unique apartments.
We also checked repeated description text. After trimming, lowercasing and collapsing whitespace, descriptions of at least 100 characters appeared more than once in 12 groups covering 25 Achrafieh rental records, three groups covering six Baabda sale records, and one group covering two Hazmieh sale records. Repeated text can be agency boilerplate or a reused description; it is a review flag, not proof that two advertisements represent the same home.
How to use these findings: shortlist by location and intended use, compare the same rental period and currency, and ask for missing measurements. A positive price or area field only means a value was supplied; this audit did not verify that the value is accurate. Check photos, address, advertiser details and specifications when identifying potentially repeated listings.
Methodology: we queried the anonymous public catalog for Lebanon, Apartment type, the exact Achrafieh, Baabda or Hazmieh area tag, and the relevant sale or rental intent. We excluded records marked deleted, sold, pending, delisted or hidden over the listing limit. Records were paginated in ID order, deduplicated by listing ID, and checked against each query’s exact record count. The aggregate source file below records the collection time and results; it contains no contact details or raw listing records.
Limitations: collection used sequential requests rather than a transactionally frozen database snapshot. Record-count checks reduce incomplete-pagination risk but cannot rule out every concurrent edit. Availability and area tags are advertiser-supplied. This report does not publish market-average prices, price growth, rental yields or demand estimates, and it cannot establish a trend from one observation.
