Bank Audi's August 2026 sector report counted 29,404 property sales operations during the first seven months of 2026, down 25.5% from the same period of 2025. The total value of sales declined by a smaller 5.4% to $3.25 billion, lifting the average registered value per sale by 27.1% to $110,442. The report cautions that this change also reflects the mix and geography of completed transactions.
The supply indicators were mixed. Permitted construction area reached 1.53 million square meters in the first quarter, 25.5% above Q1 2025, with Mount Lebanon and Beirut taking larger shares of the pipeline. Cement deliveries, however, fell 16.6% in the first two months, suggesting that more planned projects had not yet translated into active building work.
Bank Audi describes a segmented market in which completed property in prime and comparatively secure locations has held its value better than weaker stock. Its base case anticipates subdued transaction volumes until security visibility improves, reinforcing the importance of legal readiness, location quality, disciplined pricing, and a longer investment horizon.
